RATES, LODGING CUSTOMS and COURTESIES


Length of Stay: Minimum stay of two (2) nights while holidays require a minimum of three (3) nights.

Reservations Deposit: One Hundred dollars (USD$100) reservation deposit is required and will be applied to your stay.

Rent: Rental charges are due in full 7 days prior to arrival.

Security Deposit: Security Deposit is Three Hundred dollars (USD$300). Security Deposit is needed in the form of a check for Three Hundred dollars (USD$300) or a valid credit card which will be held to cover - the cost of extra cleaning services, property damage, and cable TV “pay-per-view” charges. We will refund the security deposit 14 days after check out and after inspection of the premises finds the property to be without damage and in good order.

Cleaning Fee: Cleaning Fee is One Hundred Twenty-Five dollars (USD$125). If found that excessive cleaning is required after your departure, you will be charged at the rate of Thirty dollars (USD$30) per hour and will be deducted from your security deposit.

Tax: South Lake Tahoe, El Dorado County, CA, tax is Ten Percent (10%).

Method of Payment: Cash, Check, Credit Card, or PayPal accepted.

Adverse Weather Conditions: Rental agreement will take effect with receipt of Reservation Deposit, Full Rent Payment, and Signature of named renter. NO REFUNDS DUE TO ADVERSE WEATHER CONDITIONS.

Confirmed Reservations: Your reservation is deemed confirmed after we receive the signed the Application Form and payment. If your reservations are not confirmed, that time period for that rental is considered open and will be sold.

Cancellation Policy: You have the right to cancel your reservation within seven (7) days (14 for Holidays) of making the reservation to receive a full refund. Cancellations after Confirmation Reservation and Security Deposit will not be refunded on cancellations after the 7-day (14 for Holidays) grace period. Your options are:

(1) Reschedule
(2) If you cannot reschedule you will lose your reservation deposit if you do not reschedule.

Security Deposit Refunds: Security deposit refunds are made within fourteen (14) business days of your departure. Any deduction for guest charges will be itemized. In order to receive full security deposit back, read “Departures” towards the end of this section.

Confirmed Guests: Your reservation is made for the number of guests listed on the Application Form. Your reservation is subject to immediate cancellation or additional charge if you have brought more guests than the property allows.

Keys: Keys are on-site in a lockbox by the main entrance. You will be notified of the lockbox combination prior to your reserved date. Return keys into the lockbox after opening/closing the main entrance door. There will be a charge of One Hundred dollars (USD$100) for lost keys.

Emergencies: If you have an emergency, please call 911. A fire extinguisher is located in the kitchen should you need it.

Check-In Time: 3:00 P.M. Upon check-in, please inspect the home. Report within 24 hours any maintenance issues that arise during your occupancy.

Check-Out Time: 11:00 A.M. Prior to departure, check and remove personal items in the home. Read “Departures” towards the end of this section.

Bedding, Linens, and Towels: There are enough bedding and linens for each bed. There is one towel for each guest to last for the duration of your stay. You may wash the sheets and/or towels as needed. DO NOT WASH COMFORTERS OR BLANKETS if soiled – the housekeeper will clean them. Please do not sleep on decorative pillows or shams. If you use extra bedding for futons, etc., you may want to consider washing these prior to departure – extra wash times add up to the housekeeping and the housekeeper will charge against the security deposit to wait for additional loads to complete. DO NOT REMOVE FROM THE PREMISES ANY TOWELS OR BEDDING FOR USE AT THE BEACH OR PICNICKING. DO NOT LEAVE WET TOWELS ON THE FURNITURE OR BEDS! THE HOME IS FURNISHED WITH AN INITIAL SUPPLY OF PAPER PRODUCTS. GUESTS ARE RESPONSIBLE FOR PROVIDING EXTRA SUPPLIES FOR THE BALANCE OF THE STAY.

Property Damage: You are responsible for damages to the unit caused by you or your guests. If damages exceed your security deposit, you may be liable for any charges in excess of your security deposit. Those charges will be billed against the credit card on file. COST FOR DAMAGES AND SURCHARGES FROM BANKS OR CREDIT CARDS WILL BE RECOVERED FROM YOU OR YOUR GUESTS EVEN IF DEEMED NECESSARY TO APPEAR IN A COURT OF LAW.

Lost or Stolen Items: We will NOT be held responsible for any personal items which may be lost or stolen from the rental home.

No Smoking: Smoking is NOT permitted in the house. If there is any evidence of smoking inside the property, your security deposit will be completely forfeited.

Pets: Pets are NOT allowed in the property without prior authorization.

Garbage: There are wastebaskets in the bathrooms and under the kitchen sink. Do not bother sorting recyclables as the sanitary service performs this function. Bag all bathroom and kitchen garbage in the outdoor garbage shed to the left side of the driveway.

Sports Equipment/Gear: Please bring house shoes or slippers to wear inside the house. Remove shoes and boots when entering house - this helps keep the floors and carpets clean and comfortable for you and future guests. Snow/Ski boots allowed only in tiled entry area. Please wipe spills as soon as possible. You may temporarily stow sports equipment/gear in the garage.

Parking Limitation: Parking is limited to three (3) vehicles on the property. Residential areas prohibit on-street parking during snow removal conditions. Do NOT park into the street.

Summer Warning: Roughly, during May through August, the pine forest is reproducing. Heavy pollen, tree sap, and pinecones will fall and may damage your vehicle. We advise that you bring a tarp or car cover and cover your vehicle while parked under pine trees.
Winter Warning: Our snow removal service will clear the driveway prior to your arrival if there has been a recent snowstorm. A snow shovel is kept in the garage for you to clear the driveway of snow as needed. DO NOT PARK INTO THE STREET OR ON THE STREET! City of South Lake Tahoe snow removal equipment will be clearing the streets during and after snowstorms, and will tow away vehicles if they are in the street. Though the driveway will accommodate three vehicles, it is best for your party to park a maximum of two vehicles at the property if heavy snow conditions are expected during your planned stay.

Parties: There are no parties, weddings, etc. allowed on the property without prior written consent. Unauthorized use will cause forfeiture of your security deposit and subject your rental to an additional charge or immediate cancellation of your reservation.

Telephone and T.V.: Telephone is limited to local calls only. Calling cards may be used for long distance calls. Long distance calls that you make that appear on an owner's bill will be charged against your security deposit or credit card. If available, you may order “Pay-per-view” and will be charged against your security deposit or credit card.

Dishes, Utensils, Cookware, and Appliances: Please wash all dishes, utensils, cookware, and appliances, and return them to their proper places prior to departure. (Additional cleaning time could incur if the housekeeper has to perform these tasks; however, you may choose this option and accept the charges.)

Forced-air Heater: Heating controls can be adjusted to desired temperature by adjusting the thermostat. PLEASE ADJUST THE THERMOSTAT TO 55 DEGREES BEFORE YOUR DEPARTURE.

Departures: In order to receive full security deposit back, you must accomplish the following:

(1) Start a full load of white sheets and towels and leave the rest for the housekeeper to finish. Laundry detergent is in the cupboard in the laundry room. You may leave the beds unmade.
(2) Collect all your garbage in wastebaskets and elsewhere and bag them. Deposit the collected trash in the garbage shed outside to the left side of the driveway.
(3) Wash clean and replace in their appropriate cupboards and drawers: dishes, utensils, cookware, and appliances.
(4) Remove all personal belongings from bedrooms, bathrooms, closets, cabinets, cupboards, storage, refrigerator, and garage.
(5) Adjust the forced-air heater thermostat to 55 degrees.
(6) SHUT CLOSE AND LOCK all doors and windows. Ensure deadbolts “click” when turned and locked to their upright position. In addition to the snap latches on windows, depress the track pins for additional measure of security. The renter is fully responsible for weather related damages, vandalism, and theft that occurs if you fail to secure the house.
(7) UNPLUG any SPACE HEATERS. SWITCH OFF all kitchen appliances. SWITCH OFF all lights.
(8) Ensure the Front Door Key lock box is properly locked.
